The stats from the first month of 2023 are out, and although they are painting a dire picture, the sentiment feels different. The last few weeks have not only felt busier but also seem busier. Many lower-priced properties have pending offers, even backup offers. I was involved in 2 sets of multiple offers in January as well - unexpected.

When we look at 2022 as a whole, it wasn't too bad. Total sales were similar to 2018/2019 and listing inventory average was similar to 2016/2017. Comparing year over year for December, the benchmark price of all property segments is down 3%, not so bad! But comparing the year as a whole, or year over year, only gives us a false sense of comfort and isn't a true representation of the market.
